Meyerhouse, Former Nanak Mansions are being developed by a joint venture of UOL and Kheng Leong on the site of the former Nanak Mansions present on Meyer Road. They will be a luxury development in the District 15 area just near the East Coast Park. Besides the rich cultural heritage and restaurants, the area of District 15 is known for its good amenities like schools and transits, all the while having the beautiful view of the sea.

The location of the Meyer House condo is at 98 to 128 Meyer Road that is in the middle of the East Coast and Katong Area. The construction will be that of a private condominium off the East Coast Parkway and opposite to the East Coast Beach and Park. The area is pretty much free from the congestion of the usual traffic and the place where the estate will be built ranks as one of the top private residential areas in Singapore, only coming below high-end districts like the Orchard Road, Holland Road, River Valley, and Bukit Timah.

The location also provides good access to amenities like schools and parks pretty easily. The development of the Meyer house is being undertaken by a UOL Group’s Secure Venture Development. However, it is a 50:50 joint project between the UOL Venture Investments and Kheng Leong Co. The UOL Group is one of Singapore’s oldest and reliable real estate development companies since their establishment in 1963. They are well known for their quality work, excellent design and have a diverse portfolio in property development or investment. The Meyer House condo will be located near the sea so this will allow good opportunities for wind flow and sea breezes to be experienced. The towers will be constructed with lots of space between them to allow for a good and through flow of air. The design of Meyer house will be a 5 storey high condominium, preferably a low risen one, constructed within the private residential area of Meyer Road. The buildings will mostly be regularly shaped, on an almost squarish site and tilted in a way that they face the south to southeast and north to northwest direction. On the western and northern flanks of the estate, there will be landed house separated by a small lane.

To the east, you will find a small neighbourhood park and children’s playground for outdoor activities and to the south, you will see high rise condos that are lined across the East Coast Parkway (ECP) followed by the East Coast Park and the Beach. Floor Plans

The floor plans of the Meyerhouse indicate that will be a 5 storey, a high luxury project that will include the development of low-rise landed houses and a park on the sides and a stretch of high rise condos on the opposite. Each floor will have an area of about 153,482 square feet which has the potential to accommodate 203 units but instead, the UOL has planned for building only 57 units; this leads to an average of 2600 square feet of area to be worked on per unit.
The developers of this project have been calling it the “Nassim Residences of the East” because of how spacious and how high in demands these kinds of apartments are in the East Coast area. People desire to live in residences such as these and since there has not been any satisfactory development for the people to satiate their needs, the Meyer house will do the trick for them. This is because most of the new launches are too small to appeal to people who are used to living in landed properties, like houses and it is difficult to maintain flats without giving up too much space. Meyer house will be ready by 2023 and with the beautiful landscaping, spacious gardens it provides, it will be a gem for the people who secure themselves a home there.

Price

Since the site where Meyerhouse present in Singapore was previously occupied by the Nanak Mansions, the prices will be having some influence from them. As of right now, nothing has been finalized and the prices we will tell further on will be a close approximation to what they will actually cost.

The former Nanak mansions were sold en-bloc to the UOL Group for $201.1 million and since all of the units belonged to the same family, the decision to sell them did not require any approval from the Strata Titles Board. The area that the Meyer House site covers has 10,185 square metres with a plt ratio of 1.4 according to the 2014 URA Master Plan. So the floor area will be of 153,482 square foot, the land rate being $1429 per square foot with plot ratio and including development charges of about $600 will lead to a break even cost of about $2050.
